The market isn’t great. There – I said it. I’m a Realtor who isn’t going to try and tell you that it’s a “unbelievable market”. If your house is priced well and marketed well – it will sell. Will it sell in your time frame? Nope, probably not. It’s our job to establish reasonable expectations for Sellers and for Buyers. It’s getting better. Homes are selling. Especially if they are REO properties (homes that are banked owned) because they are low-hassle-low-sales-price homes. There are lots of other options and some of them are priced as well or even better than REO properties.
Where to Find ‘em
There are some great opportunities for buyers out there, but sometimes they are hard to find. It really all starts with letting your Realtor know exactly what you want. If they are good agents, they’ll just listen. It’s my responsibility to help you sort through data and counsel you on what might fight you needs and has possibilities, but you have to be comfortable and happy with your new home.
Before you even talk to a Realtor chances are that you’re going to start looking on your own, so let me give you some tips. First start looking at www.CarolineVirginia.com, under Search for Homes. If you’re a bit more ambitious you can also search www.FranklyMLS.com which has been created by a friend of mine and Jennifer’s who is revolutionizing how home searches are done. He’s adding the ability for buyer-agents and consumers to add opinions and additional videos or pictures to the listings. This lets you get a bit of perspective from people like you. It’s also super easy to search and filter homes.

Sometimes the search engines want to know what zip codes the houses are in. Here is a list of the zip codes for the different regions of Caroline:
