How long did it take to sale a home in 2009?

There are just averages of all the homes that were listed in the MRIS system.

However, much of this is so unique to specific areas or how may current buyers there are searching for a home in any given month. I guess that’s why I don’t spend too much time with statistics. They change so often, and then the day is done, the main question is “how many homes meet my criteria for purchasing a home?” And How much can I sell my home for and how quickly?”

These are the types of questions I try to answer.

But I also like have fun when looking at the current statistics. So this month we’re going to take a look at..

How many homes are listed as normal sale, short sale, and foreclosure?

In Caroline County:

There are 288 homes for sale. 22 are listed as foreclosures. And 43 are listed a potential short sales. This does not mean that the rest are regular sales. It just means, it the way the agent listed the property in the MLS system.

In Spotsylvania County:

There are over 500 homes for sale. 95 of them are foreclosures and 84 are disclosed short sales.

Here are two foreclosure properties that caught my eye. I like foreclosures better than short sales because you know it’s a price that the bank will accept. They set the price already – unlike most short sales, where the price needs to be reviewed after a ratified contract between the owner and the purchaser.

Here’s a 5-bedroom home in Spotsy for $190K!

And in Caroline, here’s a waterfront foreclosure for $270!
